STORAGE SPACE: This is an agreement for the rental of storage space at landlord’s storage facility or facilities of which the primary location is 9829-9842 Rylee Lane, Minocqua, WI. The storage space may be used only for the storage of the unit listed above.</p> <p>RELATIONSHIP CREATED: The parties agree that this space rental agreement shall create the relationship of Landlord and Tenant, and no other relationship of any kind between the parties hereto.</p> <p>INSURANCE TO BE PURCHASED BY TENANT: Tenant must obtain insurance covering damage to the stored property by theft, vandalism, fire, moisture, freezing and all other risks of any nature in the amount of the full value of the stored property. Landlord shall not be responsible for any such insurance with respect to the stored property. Tenant, on behalf of him/herself and his/her insurance carrier, hereby waives any claims against Landlord, its directors, officers, employees and agents which are covered by Tenant’s property insurance of which would be covered by a policy of property insurance complying with the provisions of this paragraph. </p> <p>INDEMNITY: Tenant shall indemnify, depend and hold Landlord, its directors, officers, employees and agents completely harmless from and against all liabilities, claims, fines, penalties, costs and expenses (including without limitation court costs, reasonable expert witness fees and reasonable attorney's fees) arising out of or in connection with the use of the storage space even if any such liabilities, claims, fines, penalties, costs, and expenses result from the negligence of the Landlord, its directors, officers, employees and agents.</p> <p>TERM: This space rental agreement is entered into on a seasonal basis. Either Landlord or Tenant may terminate it upon at least thirty (30) days written notice. A two (2) week notice is required for boat pickup or delivery. Boat pickup or delivery is not guaranteed between October 15th and May 1.</p> <p>STORAGE PAYMENT: The storage payment plus applicable sales or rental tax is due upon signing of this agreement. (On Receipt). Any and all outstanding invoices must be paid prior to the pickup or delivery Tenant’s boat.</p> <p>SALE OF STORED PROPERTY: Should Tenant decide to sell the stored property while it is in storage, Landlord will not permit any prospective purchaser to obtain access to the stored property unless accompanied by Tenant.</p> <p>COMPLIANCE WITH THE LAW: Tenant shall comply with all statues, laws, ordinances, regulations and rules applicable to the stored property.</p> <p>APPLICABLE LAW: This space rental agreement was made in and shall be governed by and construed in accordance with the laws of the State of Wisconsin.</p> <p>ENTIRE AGREEMENT: This space rental agreement constitutes the entire agreement between the parties hereto with respect to the subject matter hereof, and any prior agreements, representations or statements with respect to such subject matter, whether oral or written, and any contemporaneous oral agreements, representations, or statements are merged herein.
